We were engaged to secure planning approval for a mixed use development comprising A1 retail and 36no. residential units. The key challenge was to resolve a scheme, maximising the value of the site, along with flood risk mitigation measures that go beyond the requirements of PPS25 and reduce the risk to the site and immediate area, whilst enhancing the context of the adjacent listed terrace.

The development was conceived as two blocks with a raised garden between, which provided a flood escape route and private amenity space. Undercroft parking below the raised garden acted as flood storage. Aesthetically the build­ing was designed to ‘couple’ with the adjacent office building, and was distanced from the listed terrace.

The scheme was commended by Design for London, and received full planning consent in 2012.
